Launched this month, the European Commission’s Renovation Management for Adaptability and Disassembly Enhancement ( REMADE ) project aims to transform how building renovation is conceived, delivered and financed in Europe through a neighbourhood-centred Renovation-as-a-Service (RaaS) model, combining design for adaptability and disassembly (DfAD), advanced digital tools and co-created interventions.
REMADE will be delivered by a consortium of 16 EU academic and business partners led by project co-ordinator Dr Feng Fu , Senior Lecturer in Structural Engineering at the School of Science & Technology, City St George’s, University of London, with consortium members based across Italy, Germany, Slovenia, Spain, Sweden, Switzerland, Turkey and the UK.*
The three-year project supports two EU policy and funding initiatives: the New European Bauhaus (NEB), which aims to make a clean transition in built environments and beyond enjoyable, attractive and affordable for all, and the EU Renovation Wave, which aims to renovate 35 million buildings by 2030, at least doubling the annual rate of energy renovations in the EU.
REMADE will include the development of prefabricated DfAD-based modular elements for facades and internal partitions, integrating energy-efficient technologies that can be rapidly installed, reconfigured and disassembled with minimal disruption for users.
Its project solutions are supported by a cloud-based, AI-enabled renovation platform using Building Information Modeling (BIM), digital twins, and Internet of Things (IoT) sensors to track material inventory and run cloud-controlled Life Cycle Assessments (LCA) and Life Cycle Costing (LCC). The platform supports smart construction process planning and monitoring, in- and post-project energy consumption control, and the documentation of building transformations to enable future adaptation and reuse.
REMADE couples its technological backbone with participatory action research, co-design and social sciences expertise to embed neighbourhood needs, and cultural and historical practices into renovation strategies. Inhabitants, municipalities, social housing providers, SMEs and cultural actors will co-define interventions, validate designs and monitor outcomes across four diverse demonstration sites.
Economically, REMADE will develop and test new circular business models and funding logics: performance-based contracts, modular product-service systems, leasing schemes, and neighbourhood-scale material banks. These will be designed to be attractive for investors, insurers and public authorities by reducing risk through high-fidelity data, standardised contracts and transparent impact metrics.
By delivering replicable methods, tools and business models, REMADE aims to demonstrate measurable reductions in lifecycle carbon, waste and cost, while improving comfort, health, equity and quality of place, in ways that support the NEB and EU Renovation Wave initiatives in reshaping buildings and neighbourhoods towards inclusive and beautiful futures.
